Terms of Service and Privacy Policy

Effective November 4, 2026 · Version 2026-11-04

The short version

  • R Shark organizes public property records. It's a research tool, not legal, tax, environmental or investment advice. Verify before you buy.
  • Subscriptions renew automatically until you cancel. You can cancel anytime from your account, and you keep access until the end of the period you paid for.
  • Owner phone numbers and emails can't be used for credit, employment, tenant screening or insurance decisions. If you call, text or mail owners, you're responsible for following telemarketing and do-not-call laws.
  • We don't sell your personal information. Payments are handled by Stripe, and we never see your full card number.
  • Disputes go to individual arbitration, not class actions or jury trials (section 12). You can opt out within 30 days of signing up.

Terms of Service

1. Who we are

R Shark (rshark.net, "the Service") is operated by P National Group LLC, 1 Northside Piers, Brooklyn, NY 11249 ("we", "us"). These terms are an agreement between you and us. By creating an account or using the Service, you agree to them. If you use R Shark for a company, you agree to them on that company's behalf.

2. Your account

You sign in with a Google account, and you must be at least 18. Keep your Google account secure: you're responsible for everything done through your R Shark account. Each account belongs to one person. Don't share sign-ins. On the Team plan, the account owner can add and remove seats for other people, and each person uses their own sign-in.

3. Plans, billing and cancellation

Paid plans are billed in advance, monthly or yearly, through Stripe. Current prices and plan limits are on the pricing page. Prices don't include sales tax, which may be added where it applies.

  • Automatic renewal. Your subscription is a continuous service that renews automatically at the end of each billing period, monthly or yearly as you chose, at the price shown when you subscribed (plus any tax), charged to your payment method on file until you cancel. You agree to this by ticking the consent box before checkout. After you subscribe, we email you a confirmation with these terms and how to cancel.
  • Cancel anytime, online. Open your account page and choose "Manage billing", then "Cancel plan". You can do it in a couple of clicks, with no phone call or retention offer required. You can also email info@p-national.com from your sign-in address, and we'll cancel within one business day. Cancellation takes effect at the end of the current period, and you keep access until then.
  • Yearly renewal reminder. For yearly plans, we email you before each renewal with the date and amount.
  • Refunds. Payments are non-refundable, and we don't refund partial periods, except where the law requires it. If you were charged by mistake, email us within 30 days and we'll make it right.
  • Plan changes. Upgrades take effect right away, and Stripe prorates the difference. Downgrades take effect at the next renewal.
  • Usage limits. Monthly report and owner-lookup allowances reset each calendar month and don't carry over. Re-opening a property you already viewed that month doesn't count again.
  • Failed payments. If a payment fails, Stripe will retry it. If it still can't be collected, your plan ends.
  • Price changes. We'll email you at least 30 days before a price change applies to your renewal. You can cancel before it applies.
  • Electronic communications. You agree to receive receipts, notices and these terms electronically, at the email address on your account.

4. Free preview

Signed-in users without a plan can run addresses and see the layout of a full report, with the facts blurred and scrambled. The preview is limited in volume and may change or end at any time. Don't try to remove the blur or recover the hidden data. That's a breach of these terms.

5. The data and its limits

R Shark compiles public records and government data, including NYC Open Data (ACRIS, PLUTO, DOF, DOB, HPD and others), NYC Planning, New York State and New Jersey parcel, assessment and court records, FEMA, EPA and state environmental agencies. It then adds its own calculations, such as estimated taxes, buildable floor area and deal signals.

Those sources can be incomplete, out of date or wrong. Some records lag by weeks, and agencies change their datasets without notice. Our calculations are estimates based on our reading of the rules. Nothing in R Shark is legal, tax, title, zoning, environmental, engineering, appraisal or investment advice. It doesn't replace a title search, a zoning opinion, a Phase I environmental assessment, a survey or advice from your own professionals. Confirm anything you rely on before you sign, lend or build.

6. Acceptable use

You may use R Shark for your own real estate research and deal-finding, and share individual reports with your partners, lenders and advisors. You may not:

  • resell, sublicense or republish the Service or its data in bulk, or build a competing database from it;
  • scrape, crawl or pull data automatically, or go around usage limits, blur or access controls;
  • use R Shark to harass, stalk, intimidate or discriminate against anyone, including on any basis protected by fair housing laws;
  • use it for anything illegal, including deceptive approaches to owners or foreclosure-rescue schemes that violate New York or New Jersey law;
  • interfere with the Service, probe it for vulnerabilities, or upload malicious code.

7. Owner contact information

Owner phone and email lookups come from a third-party data provider and may be wrong or outdated.

  • Not a consumer report. R Shark is not a consumer reporting agency. You may not use any R Shark data to decide anyone's eligibility for credit, insurance, employment, housing or tenancy, or for any other purpose covered by the Fair Credit Reporting Act.
  • Outreach rules are yours to follow. If you call, text, email or mail owners, you're responsible for complying with the Telephone Consumer Protection Act, the National Do Not Call Registry, state telemarketing and solicitation rules, CAN-SPAM, and any local "cease and desist" or no-solicitation zones. Check numbers against do-not-call lists before you dial, and honor opt-out requests.

8. Ownership

The public records themselves belong to no one. The R Shark software, design, report formats, scoring and the way the data is compiled belong to us. Subject to these terms, we give you a limited, non-transferable right to use the Service while your account is in good standing. Reports and exports you download are yours to keep and use under section 6. If you send us ideas or feedback, we may use them without owing you anything.

9. Suspension and termination

You can stop using R Shark and cancel at any time. We may suspend or close an account that breaks these terms, puts the Service or others at risk, or is used fraudulently. When possible we'll tell you first. If we close a paid account without cause, we'll refund the unused part of your current period.

10. Disclaimers

THE SERVICE AND ALL DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DON'T PROMISE THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE, OR THAT ANY PROPERTY, OWNER OR LEAD WILL RESULT IN A DEAL.

11. Limitation of liability

TO THE FULLEST EXTENT THE LAW ALLOWS, WE WON'T BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DEALS, OR DECISIONS MADE IN RELIANCE ON THE DATA. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM, OR $100 IF YOU HAVEN'T PAID US.

You agree to defend and indemnify us against third-party claims that come from your misuse of the Service or the data, including outreach to owners that breaks the law.

12. Arbitration and class-action waiver

Please read this section carefully. It affects your legal rights, including your right to go to court.

  • Talk to us first. Before starting any claim, email info@p-national.com with your name, account email, a description of the problem and what you want. Both sides will try in good faith to resolve it for 30 days.
  • Binding individual arbitration. If it isn't resolved, you and we agree that any dispute, claim or controversy relating to the Service, these terms or our relationship, including whether a claim must be arbitrated, will be decided by binding individual arbitration under the Federal Arbitration Act. Arbitration will be run by the American Arbitration Association (AAA) under its Consumer Arbitration Rules (or its Commercial Rules if you use R Shark for a business), before one arbitrator. It can be held by video or in Kings County or New York County, New York, or decided on written submissions if the claim is under $10,000. For consumer claims, we'll pay the AAA filing, administration and arbitrator fees beyond what you would pay to file in court, unless the arbitrator finds your claim frivolous.
  • No class actions. You and we may bring claims only on an individual basis, not as a plaintiff or class member in any class, collective, consolidated or representative action. The arbitrator may not combine more than one person's claims and may award relief only to the individual party. You and we waive any right to a jury trial.
  • Mass filings. If 25 or more similar arbitration demands are filed by or with the help of the same law firm or group, they'll be handled in batches of 25 under the AAA's mass arbitration procedures, and either side may ask a court to enforce this process.
  • Exceptions. Either side may bring an individual claim in small claims court if it qualifies. Either side may ask a court for an injunction to stop misuse of the Service, scraping, or infringement of intellectual property.
  • 30-day opt-out. You can opt out of this arbitration agreement by emailing info@p-national.com from your account email within 30 days of first accepting these terms, saying you opt out. Opting out doesn't affect any other part of these terms.
  • If the waiver fails. If the class-action waiver is found unenforceable for a claim, that claim (and only that claim) goes to court under section 13, and this section otherwise still applies.
  • Time limit. Any claim must be brought within one year after it arises, or it's permanently barred, to the extent the law allows.

13. Governing law and courts

These terms are governed by the Federal Arbitration Act and the laws of the State of New York, without regard to conflict-of-law rules. For anything not sent to arbitration, the state and federal courts located in Kings County or New York County, New York have exclusive jurisdiction, and you and we consent to them.

We respect intellectual property. If you believe something on R Shark infringes your copyright, send a notice to our designated agent at info@p-national.com, or by mail to P National Group LLC, Attn: Copyright Agent, 1 Northside Piers, Brooklyn, NY 11249. Include:

  • the work you claim is infringed;
  • where the material is on R Shark;
  • your contact details;
  • a statement that you believe in good faith the use isn't authorized;
  • a statement, under penalty of perjury, that your notice is accurate and you're the owner or authorized to act for the owner;
  • your physical or electronic signature.

We remove infringing material promptly and close the accounts of repeat infringers. If your content was removed and you believe it was a mistake, you can send a counter-notice with the information required by 17 U.S.C. § 512(g).

15. Third-party data and services

Reports show information created and published by government agencies and other third parties. We didn't create it and don't endorse it. Statements about any property or person come from those sources, not from us. R Shark also relies on outside services, including Google Maps and Street View, Stripe and Netlify, each covered by its own terms. For example, Street View imagery is subject to the Google Maps Terms of Service. We aren't responsible for those services or their outages.

16. General terms

  • Entire agreement. These terms and the Privacy Policy are the whole agreement between you and us about the Service.
  • Severability. If a court or arbitrator finds part of these terms unenforceable, the rest stays in effect, and the unenforceable part is enforced as far as the law allows.
  • No waiver. If we don't enforce a term, we haven't waived it.
  • Assignment. You can't transfer your account or these terms without our consent. We may transfer them as part of a merger, acquisition or sale of the business.
  • Force majeure. We aren't responsible for delays or failures caused by events beyond our reasonable control, such as outages at government data sources, internet or hosting failures, or natural disasters.
  • Survival. Sections 5 to 16 continue to apply after your account ends.
  • Independent parties. Nothing in these terms creates a partnership, agency or employment relationship.

17. Changes to these terms

We may update these terms as the Service changes. If a change is material, we'll email you or show a notice in the app at least 14 days before it takes effect. Continuing to use R Shark after that means you accept the new terms. If you don't, cancel before the change takes effect. A change to section 12 won't apply to a dispute we already knew about before the change.

Accessibility statement

We want R Shark to be usable by everyone, including people who use screen readers, keyboard navigation, magnification or voice control. We design and test the site against the Web Content Accessibility Guidelines (WCAG) 2.1 Level AA. That includes:

  • text contrast;
  • visible keyboard focus;
  • labelled controls and form fields;
  • structured headings and tables;
  • support for reduced-motion settings.

Some content comes from third parties and may not fully meet these standards. That includes map tiles, Street View imagery and scanned government documents.

If any part of R Shark is hard for you to use, email info@p-national.com or call +1 917 470 0890. Tell us the page and the problem. We'll respond within 2 business days. Meanwhile we'll get you the information you need in another format, such as a report sent by email at no extra cost.

Privacy Policy

This policy explains what personal information R Shark collects from people who use it, and how it treats information about property owners that appears in public records.

What we collect

InformationWhere it comes from
Name, email address and Google account IDGoogle, when you sign in
Plan, billing status, Stripe customer ID, billing country and the last four digits of your cardStripe, when you subscribe. We never receive or store your full card number.
Addresses and lots you search, reports you open, lists you run, and monthly usage countsYour use of the Service
Team seats: the email addresses you add to your teamYou
Device and log data: IP address, browser, pages visited, errorsYour browser, our hosting provider and Google Analytics
Messages you send usYou

How we use it

  • To sign you in, run the reports you ask for, and apply your plan's features and limits.
  • To bill you, prevent fraud and handle support.
  • To send you service emails, such as receipts, billing problems and changes to these terms. If we ever send marketing emails, every one will have an unsubscribe link.
  • To understand how R Shark is used, fix bugs and make it faster.

We don't sell your personal information or share it for cross-context behavioral advertising.

Who we share it with

Only with service providers that run R Shark for us, under contracts that limit their use of it:

  • Netlify: hosting, sign-in (Netlify Identity) and data storage.
  • Google: Google sign-in, Google Maps and Street View images, and Google Analytics.
  • Stripe: payments, invoices and the billing portal.
  • DataSkip: owner phone and email lookups. We send the owner's name and property address, never yours.
  • Resend: sending emails.

We also share information if the law requires it, to protect our rights or someone's safety, or as part of a merger or sale of the business, in which case this policy continues to apply. Property searches go to the government data services listed in section 5. Those requests contain the address or lot, not your identity.

Cookies and browser storage

  • rs_token keeps you signed in. It's essential, and the Service doesn't work without it.
  • Browser local storage remembers small settings, such as whether you've seen the welcome page and your sign-in session.
  • Google Analytics runs only if you choose "Allow analytics" in the cookie banner. Until then, nothing loads from Google Analytics and no analytics data is sent. Ad features and Google signals are turned off. To change your choice, clear this site's data in your browser and the banner appears again.
  • We honor the Global Privacy Control signal. If your browser sends it, analytics stays off and we don't ask.
  • We don't use advertising pixels, session recording or chat tracking tools.

Information about property owners

Reports show owner names, mailing addresses, deeds, mortgages, liens and court filings taken from public records that government agencies publish. Owner phone numbers and emails come from a licensed data provider and are shown only to paid subscribers who request them. If you're a property owner and want your phone number or email removed from R Shark lookups, email info@p-national.com with the property address. We'll suppress it within 30 days. Records published by government agencies have to be corrected at the source agency, but we'll tell you which agency that is.

Retention and security

We keep account and billing records while your account is open, and for as long afterwards as tax and accounting law requires, which is usually seven years for billing records. Usage logs are kept for up to 24 months. All traffic is encrypted in transit, data is stored with our hosting provider, and access is restricted to the people who run R Shark. No system is perfectly secure. If a breach affects your personal information, we'll notify you as the law requires.

Your choices and rights

You can ask us to show you, correct, export or delete the personal information we hold about you. Email us from the address you sign in with. We'll answer within 30 days. Deleting your account ends any subscription, and we'll keep only what the law requires. Depending on where you live, for example California, you may have further rights under state privacy law. We'll honor them, and we won't treat you differently for using them.

R Shark is not meant for anyone under 18, and we don't knowingly collect information from children.

We store and process data in the United States.
