Illustrative block

A dozen city websites, one report.

Underwriting one Brooklyn lot usually means ZoLa, ACRIS, the Department of Finance, DOB, HPD, FEMA's flood maps and a handful of state databases, each with its own search and its own way of numbering the lot. R Shark pulls them together the moment you type the address.

NYC properties deeded into family, living and irrevocable trusts in the last 11 months of city records. Each one is an owner planning what happens to the building next — and R Shark lists every one, with the trustee's mailing address.

Find the sellers before the listing.

Hunt the whole city instead of one address at a time. Filter by borough, type and date, open any lot's full report, and export the list for mail or calls.

  • Deeded into a trustIrrevocable and Medicaid trusts usually mean an older owner — the trustee is often a son or daughter who will sell.
  • Tax and water liensLots on the city's lien sale list, while the owner can still be reached and negotiated with.
  • Pre-foreclosure and auctionsLis pendens filings and upcoming sales, plus New Jersey sheriff sales updated daily.
  • Underbuilt and vacant lotsSearch by lot size, zoning, building class and age to find air rights and teardown candidates.

Built for how New York actually works.

Generic property databases treat a Brooklyn rowhouse like a lot in Ohio. R Shark is built around the city's own rules and records.

Zoning after City of YesBonus floor area, UAP vs. MIH, transit-zone parking and qualifying residential sites — read from the current Zoning Resolution.
Taxes that match the billThe billed amount from DOF, by installment, checked against taxable value × the class rate, so abatements stand out.
Title in plain wordsNon-sale transfers, trust deeds, open liens and foreclosure filings flagged before you call the owner.
Deal-killers firstLandmark status, E-designations, overbuilt lots, stop-work orders and lien sale notices at the top of every report.

Questions

Where does the data come from?

Public government records: NYC Open Data (PLUTO, ACRIS, DOB, HPD, DOF, 311), NYC Planning, New York State and New Jersey parcel and assessment records, FEMA, the EPA and state environmental agencies. Reports are pulled live when you run the address; the off-market lists are rebuilt every day.

How current is it?

As current as the city's own systems. Violations, permits and complaints update daily; ACRIS deed records on NYC Open Data run about a month behind the City Register.

What does the free preview include?

Every section of the report for any address you run, with the details blurred. Subscribe and the same report unlocks immediately.

Can I cancel or switch plans?

Yes, any time from your account page. Cancelling keeps your access to the end of the period you paid for; switching plans is prorated automatically.

Is this legal or investment advice?

No. R Shark is a research and screening tool. Confirm zoning, title and environmental findings with your attorney, expediter or consultant before you buy.
